Maintenance and Repairs Management

Included in our monthly fees:

  • Respond Promptly to all tenant requests and Emergency calls 24/7
  • Collect monthly rents and remit to landlord
  • Coordinate seasonal maintenance including lawn mowing, snow removal, eavestrough and window cleaning services
  • Coordinate house cleaning services (if required)
  • Coordinate heating and cooling system maintenance
  • Inspection and inventory of the units once a year
  • Annual fire testing in the fall
  • keep copies of all financial transactions

Extra Services Available For an Hourly Fee

  • Act as a handyman for small maintenance and repairs such as 

fixing leaky faucets, running toilets, installing fixtures, paint touch-ups, drywall repairs etc.

  • Autumn leaves clean up
  • Manage larger repairs from obtaining quote to job supervision

     (Hourly Fees: $40 - $50 per hour)


Tenant Management

  • Help maximize rental opportunities
  • Find qualified tenants
  • Respond to all tenant requests
  • Provide access to tenant portal
  • Conduct move in/out inspections and issue keys
  • Handle tenant complaints and basic legal notices ( ex: notice of rent increase )
  • Collect monthly rent and remit to landlord

Incentive Offer for Busy Professional ( Condo, single home or duplex )

 Fee is $99 per month / per unit + HST


 New Incentive for Professionals ( ie: Real Estate Agents , Multiple Units Investors)

 4 to 6% M.F. (Management fee) of the Monthly Gross Rent.( Regular rate 6 to 10%) 

M.F. Percentage to be based on number of units to be managed
